Planned communities and newer subdivisions

West Chester Township had 65,242 residents at the 2020 Census and became the most populous township in Ohio in 2010. Liberty Township counted 43,999, up 18.1 percent in a decade. Much of the housing in both went up as farmland was subdivided from the 1960s onward.

Beckett Ridge began in the 1970s on the Beckett family farm and was, at the time, the largest planned unit development in Ohio. Newer homes here mean drywall, carpeted upper floors and HVAC systems that can carry odor through a house, which shapes how a crew approaches a West Chester bedroom or a Liberty Township basement.

Two townships, two kinds of policing

Neither West Chester nor Liberty is a city, and they handle police work differently. West Chester Township runs its own police department of about 90 sworn officers, unusual for an Ohio township. Liberty Township, by contrast, buys its patrols from the Butler County Sheriff's Office, with deputies based at a Winners Circle Drive substation.

In both townships, a sudden or unattended death is reported to the coroner's office in Hamilton. A combined coroner and 911 building is under construction on Princeton Road, with a 2027 opening projected.

Once officers or deputies release the home, cleanup is a private decision. In a Beckett Ridge house that usually means the family; in an apartment complex near Union Centre Boulevard it involves the management company; in a newer Liberty Township subdivision the homeowners association may also want to know about work on shared property.

Steps for West Chester and Liberty households

Before work starts in a West Chester or Liberty Township home, call the homeowner's insurer and ask how biohazard cleanup is handled under that policy. In leased apartments off Union Centre Boulevard or Liberty Way, a renters policy mainly protects the tenant's belongings, while the complex owner's policy usually responds to walls, floors and fixtures. Keep the township police or sheriff's report number with any receipts.

Big employers, big parks

GE Aerospace and West Chester Hospital are the largest employers in West Chester Township. The former Voice of America Bethany Relay Station, which operated from 1943 to 1994, is now Voice of America MetroPark, and Keehner Park is another township landmark.

Liberty Center, the mixed-use development off Liberty Way, is the best-known landmark in Liberty Township. Apartments and townhouses near these centers mean that a cleanup in West Chester or Liberty often involves a leasing office, which usually needs to approve access and may handle the insurance claim with the building's carrier.
