Old village houses and working farms

Germantown's historic core holds older houses along Gunckel's wagon-wheel alleys, inside a district listed on the National Register. Where plaster walls, wood floors or old cellars are involved, ask whether affected areas can be cleaned and kept rather than torn out.

Farmersville is a small grid of village homes on 0.71 square miles. Around both towns, German Township and Jackson Township are mostly farmland, with houses, barns and machine sheds set well back from the road. A rural cleanup may involve wells, septic systems or outbuildings that a suburban job never does.

What a Germantown caller usually needs

Families in Germantown can reach 988 by phone or text if a death was a suicide.

OH 725, Farmersville Pike and the creeks

OH 725 runs east from Germantown to Miamisburg and I-75, and it is the main road in from the Dayton side. Farmersville Pike heads northwest out of Germantown toward the village, and the new Valley View K-12 campus opened on it in 2025.

Twin Creek and its branches cut through the area, and the Germantown Dam, a flood-control structure of the Miami Conservancy District, holds back Twin Creek near town. Back roads wind between fields and creek bottoms, so precise directions, a mailbox number and a note about any gate are helpful.

Three police agencies and one coroner

The Germantown Police Department works from the municipal building at 1 North Plum Street. The surrounding German Township has its own police department, stationed on OH 725, and the Jackson Township Police Department on East Walnut Street in Farmersville covers that township and the Farmersville community.

All three agencies hand unattended deaths to the county coroner, an elected physician whose staff are based at the Miami Valley Regional Crime Laboratory address downtown. After investigators release the home, the family, an executor or a landlord arranges cleanup.

Keep the name of the agency that responded in Germantown or Farmersville, along with its case number. An insurance adjuster will want it, as will the Attorney General's office if you apply for crime victim compensation, which may cover up to $750 of reasonable cleaning costs for an eligible victim. That office can be reached at 800-282-0515.

The Twin Valley towns

German-speaking settlers from Berks County, Pennsylvania, founded Germantown in 1804. Philip Gunckel, the one English speaker in the group, laid out the town in 1814 with an unusual wagon-wheel pattern of alleys, and the historic downtown joined the National Register in 1976. The city had 5,796 residents in 2020.

Farmersville, a few miles northwest, is much smaller, with 975 people in 2020. Oliver Dalrymple platted it in 1832 and named it for the farmers around him. The two towns share Valley View Local Schools, formed in 1968 when their high schools combined.

When family lives far from the Twin Valley

When a farm or village home in German or Jackson Township passes to relatives living elsewhere, the executor can usually approve the work by phone, have a neighbor or the funeral director hand over a key, and ask the cleanup company for photos of each room before and after.

Where a suicide is part of the loss, relatives handling the Valley View-area house, near or far, can reach the 988 Suicide and Crisis Lifeline by a call or a text message, day or night.

Germantown questions, answered briefly

Farmersville death: which officers and which coroner?
The Jackson Township Police Department, based on East Walnut Street in Farmersville, covers the township and the village. Unattended deaths go to the Montgomery County coroner. After release, cleanup is a private matter, and a call to (937) 200-8811 reaches a company that handles it.
Can an old Germantown house be cleaned without gutting it?
Often, yes. Sealed wood, plaster and brick can frequently be cleaned and disinfected, while porous materials like carpet and pad that were affected usually have to go. Ask the provider for a written list of what it plans to remove in the historic home.
Does the line cover farms in German and Jackson townships?
Yes, as long as the property uses ZIP 45327 or 45325. Farmsteads along Twin Creek or out toward the Preble County line often have barns, wells, septic systems or long lanes. Bring those up when you phone, so the provider can plan trucks, water and disposal for the drive out to Twin Creek country.
