45044 covers the south and east side, including the portion of Middletown in Warren County near I-75. Its postal list also names Liberty Township and Monroe, so a 45044 address might be in Four Bridges or on the Monroe edge rather than inside city limits.

A steel town that straddles two counties
Middletown had 50,987 residents at the 2020 Census and sits partly in Butler County and partly in Warren County, roughly between Cincinnati and Dayton. George Verity opened the ARMCO rolling mill here in 1900; the works later ran as AK Steel and are now operated by Cleveland-Cliffs. Miami University opened its regional campus here in 1966.
Before the mill, the Miami and Erie Canal, opened through town in 1825, linked the town to Cincinnati and Toledo. The 1913 flood wrecked much of the canal, and the Great Miami River still marks the city's western edge.
Two counties, two coroners
The Middletown Division of Police responds anywhere inside the city. What changes at the county line is the coroner. A sudden or unattended death on the Butler County side goes to the county coroner in the Government Services Center on High Street in Hamilton; on the Warren County side, the Warren County Coroner takes the case.
That split matters for paperwork, but not for this line, which serves both Butler and Warren counties. After the coroner and police release the property, the owner arranges cleanup. Here that might be a family on the north side, a landlord with a rented double near downtown, or an executor settling a parent's house from out of state.
If a death by suicide is involved, the Butler County coroner's office refers families to its LOSS/DOSS support team. People in crisis can reach the 988 Suicide & Crisis Lifeline with a call or a text to 988.

Next steps for a Middletown family or landlord
Start by confirming which county the house is in; the Butler County or Warren County auditor's property records show it, and that tells you which coroner holds the reports.
Then call the insurer for the house and ask how the policy treats biohazard cleanup, since terms vary. Renters in the city's apartment complexes should know their policy mostly protects belongings. When a crime is behind the damage, ask the Middletown Division of Police for its report number. The state's crime victim fund wants that number on an application, and it may refund a qualifying victim as much as $750 a claim for cleaning.
From Queen Anne houses to newer subdivisions
The South Main Street district, listed on the National Register in 1978, mixes Greek Revival, Italianate and Queen Anne homes and includes the John B. Tytus House, a National Historic Landmark. Older houses like these have plaster, hardwood and trim that a crew has to work around carefully.
Much of the rest of the city filled in as the steel works grew through the 20th century, and newer subdivisions spread toward I-75 and the Warren County side. A rented house or duplex in one of the older neighborhoods brings a landlord or property manager into the decision.
River crossings and the I-75 side
I-75 runs along the east side of the city in Warren County. State Route 122 crosses the Great Miami on Central Avenue near West Middletown, and State Route 4 crosses on Germantown Road north of downtown, heading toward Dayton.
State Route 73 connects Middletown west to Oxford and east toward Franklin, and Hook Field Municipal Airport sits within city limits. When calling about a property here, say which county it is in and which side of the river.

What Middletown callers ask first
- Is the Warren County part of Middletown included?
- Yes. The (513) 962-0944 line serves both Butler and Warren counties, so any Middletown address can be referred. The practical difference is the coroner: deaths east of the county line go to Warren County's coroner, not to the office on High Street in Hamilton.
- Does the Middletown Division of Police arrange cleanup?
- No. Middletown officers look into the death and hand the property back, and that is where their role stops; they neither clean nor hire anyone to. The person responsible for the home, such as the family, executor or landlord, decides on cleanup and can call the referral line to be connected with a provider.
- Which Middletown ZIP is the Warren County side?
- 45044 includes the Warren County portion of the city near I-75 as well as parts of Liberty Township and Monroe. 45042, on the north and west side, lies entirely in Butler County and reaches into Madison Township. If you are unsure, the county auditor's property records show which county a parcel sits in.
