A river-valley downtown and the hills around it

Colonel Thomas Paxton settled the area in 1795, and it was known as Paxton's settlement until 1850, when it took the name of James Loveland, who ran a general store and post office by the railroad. The old B&O depot from 1907 still stands downtown.

Downtown sits low in the Little Miami valley, with older frame houses and storefronts near the river and trail. Homes climb the hillsides above, which once earned the town the nickname Little Switzerland of the Miami Valley, and post-war and newer subdivisions spread out into Symmes, Miami and Deerfield townships.

For cleanup, the age of a building near the Little Miami trailhead and any shared walls matter, and a basement in the river valley may need extra drying time after affected materials come out. In newer subdivision homes, carpet, pad and HVAC returns are where problems usually travel.

The river, the trail and I-275

The Little Miami Scenic River runs right through downtown and marks the Hamilton-Clermont boundary there. The old Little Miami Railroad bed became the paved Little Miami Scenic Trail, whose first stretch from Morrow to Loveland opened in 1984, so cyclists and walkers fill the riverfront on nice days.

I-275 is the main highway link, and State Route 48 runs through the city toward Lebanon. Crossing the river downtown and finding parking near the trail can take extra time on summer weekends, and crews planning work near Loveland Avenue keep that in mind.

Floods shaped the valley. The 1913 flood destroyed much downtown infrastructure, and after a major flood in 1959 a protective dike was built along the river in 1962 and 1963.

Police, three possible coroners, and the family

Inside the city, the Loveland Police Division responds, with fire and EMS from the Loveland-Symmes Fire Department. Township addresses in 45140 may be handled by other agencies, and 911 dispatch sends the right one.

Which coroner gets involved depends on the county line, and the three are separate offices. Clermont County has its own elected coroner; its FAQ says release to a funeral home usually takes a day or two after next of kin sign the form. Homes on the Hamilton County side go to the Hamilton County Coroner, whose staff work from 4477 Carver Woods Drive, Blue Ash, not from Cincinnati. The Warren County piece goes to the Warren County Coroner in Lebanon.

None of those offices cleans a home. After the scene is released, the owner, a landlord, or the executor handling a parent's estate decides on cleanup.

One ZIP, three counties

ZIP 45140 covers the city of Loveland and its edges. The postal list also names Montgomery, its Hamilton County neighbor. The city's 13,307 residents are split among three counties: city hall stands on the Clermont side, most people live on the Hamilton County side, and a northern piece lies in Warren County.

Around the city, 45140 also reaches parts of Symmes Township in Hamilton County, Miami Township in Clermont County, and Deerfield Township in Warren County, including Loveland Park. Epworth Heights, a riverside community near the Little Miami, is part of the same delivery area.

In Clermont County, this line covers only the 45140 and Goshen 45122 areas. Miami Township addresses outside 45140, including Milford and Miamiville, are not covered, and neither are Batavia, Amelia, Union Township, New Richmond or Bethel.

Paying for it and finding support in Loveland

Loveland calls itself the Sweetheart of Ohio for its Valentine's Day tradition, and it is a close-knit place; still, decisions about cleanup are private. A homeowner's policy often helps with biohazard work after a death or crime, but the answer sits in the policy wording, so call the insurer with the police report number.

If a crime caused the scene, an eligible victim may claim up to $750 in cleaning costs through Ohio's Crime Victim Services, 614-466-5610. When someone close has died by suicide, family members in Symmes or Miami Township can text or call 988 and talk with a trained counselor.

What Loveland callers ask first

Is all of Clermont County covered, since Loveland is?
No. Clermont County coverage is limited to two ZIPs: Loveland's 45140 and Goshen's 45122. Milford and Miamiville, along with Batavia, Amelia, New Richmond, Bethel and Union Township, fall outside it. Addresses on the Hamilton and Warren County sides of the city are covered.
Which coroner handles a death in Loveland?
That turns on the county line through 45140. A death on the Clermont side goes to the Clermont County Coroner, one on the Hamilton side to the Hamilton County Coroner in Blue Ash, and one in the Warren County piece to the coroner in Lebanon. Each is a separate office, and none of them cleans the property afterward.
Can cleanup be done in a downtown Loveland apartment near the trail?
Yes. The building owner usually arranges it. Tell the provider about shops or units sharing walls, and about parking and access near the Little Miami Scenic Trail, so the work can be planned with minimal disruption to neighbors. Upper-floor work may also need a plan for carrying materials down narrow stairs.
